Water First
Fix the water before you build on top of it
A patio laid over ground that holds water is an expensive way to hide a problem. The surface looks right for a season, then the base stays saturated, the ground heaves through the freeze and thaw, and the settling starts.
So on any property with a wet corner, a soft lawn or water running the wrong way, drainage gets solved first. That might be a French drain along the low side, a dry well sized to what feeds it, catch basins tied into a run, or regrading so the ground falls away from the house instead of toward it.
Sometimes drainage is the whole job and no patio is needed at all. We will tell you when that is the case. More on drainage and French drains.

Common Questions
What is a French drain, and when do I need one?
It is a gravel trench with a perforated pipe in it, buried along the line where water collects. Surface and ground water drop into the gravel, enter the pipe and get carried somewhere useful. You need one when water keeps arriving at the same low spot and has nowhere to go on its own.
Where does the water go once it is collected?
Somewhere deliberate, which is the part that gets skipped on bad jobs. Ideally it daylights at a lower point on the property. Where there is no fall to work with, it goes into a dry well sized to the roof or paved area feeding it. What it must not do is empty onto a neighboring property.
Do you install drainage on its own, or only as part of a patio?
Either. Plenty of our drainage work is a standalone job with no hardscape attached. If the only thing wrong with your yard is that it holds water, that is the job, and it costs a great deal less than a patio.
Can you regrade a yard that slopes toward the house?
Yes, and it is worth doing before anything else. Ground that falls toward a foundation sends water at the wall every time it rains. Regrading re-establishes fall away from the house, sometimes on its own and sometimes combined with a drain line where there is not enough room to grade alone.
